Carpet area price per sq ft calculator
The Carpet Area calculator helps agents see the true cost of a flat that buyers actually live in. Builders quote price on super built‑up area, but the usable space is the RERA carpet area. By entering the super built‑up size, carpet size and total price, the tool shows loading, common area and the price per carpet square foot. This lets you compare projects on a level field and explain the numbers to clients who ask why a flat seems expensive.
How to use the calculator
- Open the Carpet Area tool on your phone.
- Type the super built‑up area, e.g. 1,500 sq ft.
- Type the carpet area, e.g. 1,050 sq ft.
- Enter the total price of the flat, e.g. ₹1,80,00,000.
- The calculator instantly shows: loading 42.86%, common area 450 sq ft, price per carpet sq ft ₹17,143 and price per super built‑up sq ft ₹12,000.
- Use the values to compare with other listings or to prepare a buyer brief.

How it is calculated
- Loading = (super built-up − carpet) ÷ carpet × 100; price per carpet sq ft = total price ÷ carpet area
- Common area = super built-up − carpet. Some builders quote loading as a share of super built-up instead: common area ÷ super built-up × 100. Both are shown.
Loading = (super built‑up − carpet) ÷ carpet × 100. It tells how much extra space is shared. Common area = super built‑up − carpet, the part that is not private. Price per carpet sq ft = total price ÷ carpet area, giving the cost of the space the buyer actually uses. Price per super built‑up sq ft = total price ÷ super built‑up area, the figure builders often advertise. Both percentages and rates are shown so you can see the impact of the shared area.
Assumptions
- Carpet area is the RERA carpet area from the agreement or the RERA website; builders must state it.
- There is no fixed rule for super built-up area, so builders count it differently. Compare flats by price per sq ft of carpet area.
- The total price here is only area × rate. Parking, floor rise, club, GST, stamp duty and other charges are extra.
When it helps
Use the calculator when you have a flat’s super built‑up size, carpet size and total price and need to show the buyer the real cost per usable foot. It is handy for site visits, price negotiations and preparing comparison sheets. The tool does not add parking fees, GST, stamp duty or club charges; those must be added separately. It also does not replace a legal check of the RERA carpet figure – verify the numbers with the agreement or the RERA portal.
Frequently asked questions
What does loading represent in the calculation?
Loading shows the proportion of common area relative to the carpet area. It is calculated as ((super built‑up – carpet) ÷ carpet) × 100, expressed as 42.86%.
How is the price per carpet square foot different from the advertised price per super built‑up foot?
Price per carpet sq ft uses the carpet area 1,050 sq ft in the denominator, giving the cost of the space the buyer actually uses. The advertised price per super built‑up foot uses 1,500 sq ft and spreads the price over a larger area, so the per‑foot figure appears lower.
Can I use the calculator for projects that include parking in the built‑up area?
The calculator only works with the super built‑up and carpet figures you enter. Parking, GST, stamp duty and other charges are not part of the calculation and must be added separately.
What if the builder reports loading as a share of super built‑up?
The tool also shows loading calculated as (common area ÷ super built‑up) × 100, so you can see both perspectives.
